4 year old diagnostic on mobile home unit.
This commercial client knows that breakdowns cost more than just money, but precious time and client satisfaction. So, they take advantage of our annual maintenance program with our "No breakdown guarantee". We performed a complete check on the system, cleaned the filters, and checked the pipes for clogs. The client knows they can count on our great customer service and professional expertise.
One damper was in shut position, I opened up damper to have better airflow. The limit switch tripped and cleaned pressure switch ports and reset pressure switch. I checked out air filter and was still clean. System fully operational upon departure. Heating reached 120 degrees and downstairs heating efficiently now.
Arrived on site to perform furnace diagnostic on 2007 Bryant heater. Upon arrival Mr. King stated that the unit is not heating up and they’ve had multiple issues throughout the years they have lived there. No maintenance and service has been done recently. Began diagnostic at indoor furnace and immediately saw that evaporator coil is not correctly piped and has consistently leaked over onto the furnace. Control board has water damage on back. Indoor blower motor has significant oil leakage which will lead to it locking up or overheating. Advised client that heat exchanger should be pulled and tested to verify that it is safe. At this time control board will have to be repaired and it is a possibility that gas valve may have been damaged by water as well. Clients are interested in replacement and have been dealing with issues with the system for years. Supervisor will be returning on Tuesday to go over options. Arrived at customers house to preform two 20 point furnace maintenance inspections. When we arrived on site the customer had both units on in heat. We went into the garage attic and started on the system there. Upon first glanced I noticed the ducting was a little undersized. This was mention to the customer. Next we looked at all electrical connections and took our amp draws and checked limit switches. Both were looking good and were within range. Next we took a look at the filter, 16x25x5 merv 16 was looking good and did not need to be replaced at this time. Flushed condensate drains and made sure they drained properly. Checked flue vent and gas piping for any leaks. There were no gas smells or leaks while system was running. Next we headed down to the downstairs unit in the basement/craw space. At first glance the unit looked like it was running properly. We opened the system up and started taking our electrical measurements. All electrical on downstairs outside unit was good and
